Bhubaneswar Launches Four New Town Planning Schemes for 969 Acres


BHUBANESWAR: On Wednesday, the Bhubaneswar Development Authority (BDA) revealed four new town planning (TP) schemes that will cover a total of 969 acres.

Government officials indicated that the TP scheme, known as Samrudha Sahar, is designed to encourage planned urbanization and expedite economic progress throughout the state via comprehensive urban and regional planning.

As part of this initiative, BDA will implement TP schemes in several areas: Patrapada mouza across 330.07 acres, Bhagabanpur mouza over 264.33 acres, Bijipur, Bhagabanpur, Baliapada, and Kasipur mouzas totaling 290.67 acres, and a portion of Bijipur mouza covering 83.68 acres. In total, these four schemes encompass 969 acres, according to BDA officials.

“The primary goal of the scheme is to transform the city into vibrant growth centers by promoting sustainable and inclusive development. It will also enhance urban infrastructure through the integrated provision of essential services and amenities, ensuring holistic and sustainable urban growth,” BDA officials added.

As part of the town planning scheme, landowners are expected to contribute up to 40% of their land for public infrastructure, such as roads and drainage systems, while the remaining 60% is returned to them as developed parcels. “This innovative land pooling and reconstitution strategy enables the establishment of modern urban infrastructure,” officials noted.

These TP schemes are intended to promote organized urban growth by providing infrastructure like roads, drainage, water supply, sewerage, electricity networks, public utilities, open spaces, and social infrastructure, and ensuring equitable distribution of development benefits through land reconstitution and the allocation of town planning plots.

This model of urban development emphasizes participation and equity. Earlier, the BDA successfully implemented TP schemes in areas such as Sahajpur, Naragoda, Sijiput, Paikarapur, Tamando, Bijipur, Nugaon, and Shyamsundarpur, covering a total of 1,577 acres.
