NCR Housing Launches Dip 40% in Q2 2026; Sales Down 6%


NEW DELHI: In Q2 2026, the National Capital Region (NCR) saw housing sales surpass new launches, even as fresh supply sharply declined, as per Anarock Research.

The quarter recorded 11,205 new residential launches, which is a 40% decline from 18,760 units in Q2 2025. Meanwhile, housing sales decreased by 6% year-on-year, totaling 13,365 units compared to 14,255 the previous year.

Available inventory in NCR remained relatively stable at 89,086 units at the end of Q2 2026, slightly up from 89,005 units a year prior. Anarock noted that NCR was the only market among the top seven cities that maintained a near-stable available stock during this quarter.

“NCR experienced a significant disparity between launches and sales in Q2 2026. Total launches fell 40% year-on-year to 11,205 units from 18,760 in Q2 2025, with Noida and Greater Noida experiencing the most significant decline at 72%. Despite this, housing sales only dropped by 6% to 13,365 units, indicating that demand remains relatively strong despite the shrinking supply,” said Santhosh Kumar, Vice-Chairman of Anarock Group.

In the quarter, Gurugram emerged as the largest residential market in NCR, leading in both new launches and sales. The city recorded 5,200 new launches and 5,435 sales in Q2 2026, reflecting an 8% decline in launches and a 4% drop in sales year-on-year.

Noida and Greater Noida noted a significant correction in supply, with launches dropping 72% year-on-year to 2,140 units. Housing sales in these markets decreased by 20%, and available inventory fell by 3%.

Ghaziabad saw reductions in both launches and sales during the quarter, with available stock experiencing the sharpest 27% decline year-on-year.

The Faridabad-Delhi-Bhiwadi cluster reported a 12% year-on-year reduction in available inventory, according to the report.

“The evidence points to stronger demand than supply in NCR. The region added 11,205 units this quarter and sold 13,365 units, illustrating that housing sales outpaced new supply in Q2 2026,” Kumar concluded.
