Institutional Investments in Indian Real Estate Jump 37% to $1.7B


NEW DELHI: Institutional investments in Indian real estate surged 37% year-over-year to $1.7 billion in Q1 2026, primarily driven by the acquisition of core income-generating assets, as noted in a recent report by Equirus Capital.

The report highlights that ongoing activity in private equity investments, mergers and acquisitions, and capital market transactions showcases investors’ preference for quality real estate platforms amidst global economic uncertainties.

Strong institutional participation was observed in premium residential developments, Grade-A commercial properties, integrated mixed-use projects, and infrastructure-led growth corridors.

Delhi-NCR stood out as a significant real estate investment hub, buoyed by demand for premium housing, commercial activities, and infrastructure investments.

Nearly 40% of new residential launches in NCR during Q1 2026 were high-end and luxury housing, reflecting a sustained interest in premium developments despite a slowdown in overall housing sales.

Delhi-NCR witnessed approximately 2.8 million sq ft of office leasing in Q1 2026, driven by engineering and manufacturing firms, IT-BPM service providers, and flexible workspace entities.

The report emphasizes that the growth of global capability centers, especially along the Noida Expressway and Gurugram corridors, is likely to boost demand for Grade-A commercial assets in the region.

Additionally, REIT issuances, IPOs, rights issues, and other capital market activities reflect ongoing investor confidence in organized developers and income-generating real estate assets.

Private equity and M&A activities were also evident across residential, commercial, logistics, and hospitality assets, indicating broad investor engagement across various real estate segments.
