MUMBAI: Welspun One, a platform focusing on warehousing and industrial real estate, is betting big on the domestic supply chain boom. The company has announced plans to lease over 10 million sq ft over the next three years, which is nearly double its current operational footprint.
Included in these deals is a single-box facility covering 5.9 lakh sq ft for Amazon India, along with a 20-metre-high warehouse for AAJ Supply Chain.
Additionally, part of the 10-million sq ft leasing is a controlled-environment facility exceeding 2 lakh sq ft, specifically built for a leading medical equipment manufacturer—highlighting the sector’s evolution beyond standard commodity storage.
As it enters the next phase of growth, Welspun One plans to expand into sectors beyond large-format warehousing, venturing into in-city distribution, retail, and commercial infrastructure.
Among key projects currently underway are the largest free trade warehousing zone (FTWZ) development at Nhava Sheva, featuring over 4.5 million sq ft of space, a multi-format asset exceeding 500,000 sq ft in Thane for premium retail, and a 1.2 million sq ft logistics park in Chakan, Pune, as well as another 1.2 million sq ft logistics and industrial park in Hoskote, Bengaluru.
The platform is backed by ongoing construction and capital investments, aiming for an additional 3.5 million sq ft delivery across its assets in the next four quarters.
“As occupiers gravitate towards developers who provide reliable execution and integrated solutions, we are well-placed to meet the demands of logistics, in-city distribution, and port-led infrastructure,” stated Neeraj Balani, Chief Customer Officer of Welspun One.
In the previous fiscal year, the company executed lease agreements and letters of intent totaling over 2.5 million sq ft, largely driven by escalating demand from third-party logistics (3PL) operators, manufacturers, and e-commerce companies.
Looking forward, Welspun One anticipates continued strong demand for institutional-grade infrastructure, especially in manufacturing, logistics, and urban distribution. The company plans to maintain its focus on integrated, future-ready developments that align with evolving supply chain and consumption trends in India.
