HYDERABAD: N Satyanarayana, Chairman of the Telangana Real Estate Regulatory Authority, has stepped down due to health issues stemming from prolonged bench hearings and administrative duties.
He reported that daily hearings lasting up to five hours have led to severe back pain and other health complications, necessitating ongoing physiotherapy and medical care in recent weeks.
“While resigning is difficult, it is necessary for my health,” Satyanarayana told PTI, calling his role as TG-RERA Chairman one of the most demanding yet rewarding experiences of his four-decade public service career.
Throughout his three years in office, the retired IAS officer noted that TG-RERA has improved transparency, accountability, digital governance, and homebuyer protection through various institutional and regulatory reforms based on best practices from other RERA authorities across India.
The Authority managed to complete project registrations within 10 to 21 days, significantly quicker than the statutory month-long timeline, registering 10,817 projects and 5,106 real-estate agents, making Telangana the fifth-ranked state nationally.
He mentioned that under new proposals, 56 officers were deputed to enhance institutional administration and expand TG-RERA’s operations to improve governance and regulatory implementation.
Efforts were directed towards resolving complaints pending from 2017 to 2022, with hearings and orders issued for regular complaints received from 2023 onwards. So far, hearings have been completed and orders given in 1,764 of the total 2,764 complaints.
The Authority also established guidelines covering promoter rights transfers, project extensions, and definitions of ongoing projects. Notably, they facilitated the revival of stalled projects like Jaya Platinum and Jaya Diamond through stakeholder collaboration as per the RERA Act provisions.
Strategic partnerships with institutions like the Administrative Staff College of India, NALSAR University of Law, and the International Arbitration and Mediation Centre were formed to bolster mediation, legal research, technical evaluations, and awareness programs.
Furthermore, the Advertising Standards Council of India collaborated with TG-RERA to monitor misleading real-estate advertisements digitally.
During his tenure, TG-RERA launched a Public Grievance and Guidance Cell to assist with complaint filing, project verification, documentation support, compliance guidance, and stakeholder awareness in Telangana’s real-estate sector.
Following his resignation, the Telangana government officially acknowledged the decision due to health concerns in a memo from the Metropolitan Area and Urban Development Department issued on Tuesday.
