Brookfield REIT’s Q3 FY26 NOI Rises 14%

NEW DELHI: Brookfield India Real Estate Trust (Brookfield REIT) has announced a year-on-year increase of 14% in its net operating income (NOI), reaching ₹5,404 million for the third quarter and nine months ending December 31, 2025, up from ₹4,745 million in Q3 FY25. The company declared distributions of ₹5.40 per unit, totaling ₹4 billion for Q3 FY26, marking a 10% year-on-year growth. NEW DELHI: Brookfield India Real Estate Trust (BIRET) announced plans on Tuesday to acquire 7.7 million sq ft of commercial properties in Bengaluru for Rs 13,125 crore as part of its business expansion. NEW DELHI: As of market close on August 18, 2025, India’s listed real estate investment trusts (REITs) have achieved a combined market capitalization of approximately ₹1.5 lakh crore. Quarterly distributions rose 13.7% year-on-year to ₹1,559 crore in Q1 FY26, reaching over 2.7 lakh unitholders. Since their inception, the four operational REITs have distributed more than ₹24,300 crore to unitholders up to Q1 FY26. NEW DELHI: Brookfield India Real Estate Trust (BIRET) has announced a 13% year-on-year (YoY) increase in net operating income (NOI), reaching ₹4,986 million for the quarter ending June 30, 2025. The REIT reported gross leasing of 651,000 square feet during the quarter, achieving an average re-leasing spread of 22%.
