NEW DELHI: The new administration in West Bengal is anticipated to stimulate a surge in real estate activity in Kolkata and its surrounding areas, as developers look forward to strategic land reforms, including repealing the Urban Land (Ceiling and Regulation) Act of 1976, to facilitate development and draw in new investments.
“Our expectations for the current West Bengal government are high, particularly given its commitment to growth and investment,” stated Saket Mohta, Managing Director of Merlin Group. “The real estate domain holds significant potential to serve as a pivotal growth engine for the state, and we are hopeful for accelerated reforms and infrastructure projects.”
Recently, West Bengal’s finance minister Swapan Dasgupta revealed that the state government is working on revising land ceiling laws to meet longstanding industry requests.
The state has already attracted investment commitments exceeding ₹28,000 crore within the first two months under the BJP government, with additional thousands of crores expected to follow.
“Land reforms being introduced by the new government will enhance real estate demand,” mentioned Sidharth Pansari, Director at Primarc Group. “Unlike other metropolitan areas, Kolkata has not expanded into new urban areas, stunting growth. The government’s focus on industrial development will yield more job opportunities and heightened housing demand. We’re optimistic about sector growth, especially with aligned governance at both the Centre and the state after years of disparity.”
Improved connectivity across Kolkata is paving the way for new residential and commercial zones, creating fresh investment prospects and altering the urban environment. The sector will likely gain additional momentum if supported by quicker government approvals and enhancements in the ease of doing business.
“Real estate thrives in a climate of economic confidence,” stated Harshavardhan Neotia, Chairman of Ambuja Neotia Group. “Investment in homes, workplaces, and businesses flourishes when there is a clear vision for progress and growth opportunities within the state.”
Developers underscore that with solid policy backing, efficient implementation, and constructive public-private partnerships, West Bengal is poised to fully realize its potential as a leading growth engine for Eastern India.
