NOIDA: Residents of Great Value Sharanam in Sector 107 have voiced serious concerns regarding the declining conditions of their housing structure, along with inadequate infrastructure and a lack of builder responsiveness to homeowner grievances.
Members of the Apartment Owners’ Association (AOA) report that the waste management system in the society is poorly managed, with deficiencies in firefighting systems and inadequate elevators.
With around 6,000 residents, many have stated that these issues have persisted since they began occupying the flats in 2017-18. Bishwarup Mallick, general secretary of the AOA, highlighted extensive water seepage in apartments and communal areas, noting that despite repeated appeals to the builder, many problems remain unresolved.
Additionally, crucial infrastructure impacting health and safety is reported to be either defective or poorly maintained. AOA president Abhishek Mittal emphasized concerns over health risks posed by underground water tanks near waste treatment facilities, raising alarms about potential contamination.
Structural safety is another pressing issue for residents. “Falling plaster and significant cracks in various building structures have made living conditions precarious,” Mallick stated.
In response, the AOA has called for a comprehensive structural audit of all towers to evaluate their safety and integrity.
Residents previously held protests in January and the previous year to stress their demands for action, prompting the Noida Authority to step in and mediate between the builder and the AOA.
Following persistent pressure, the builder completed a structural audit revealing that approximately 30 columns were deemed “high risk,” with an additional 129 classified as “moderate risk”. The findings suggest the possibility of more severe issues upon further examination.
In light of ongoing protests, the builder has begun plaster repairs. However, residents have criticized the slow progress and the lack of a definitive timeline for completion.
A response from the builder’s representatives is still pending on this matter.
