Haryana RERA Takes Action Against Nitara Projects for Non-Registration


NEW DELHI: The Haryana Real Estate Regulatory Authority (HARERA), based in Gurugram, has launched suo motu proceedings against Nitara Projects for purported violations of the Real Estate (Regulation and Development) Act, 2016.

The authority acted under Section 35 of the Act upon noticing that the promoter was allegedly involved in the development, marketing, and sale of residential floors without obtaining the necessary project registration as mandated by Section 3(1) of the Act.

HARERA indicated that the promotional materials and advertisements from the company failed to include essential information, such as the RERA registration number, the authority’s website, and the Department of Town and Country Planning (DTCP) license number.
A show-cause notice was issued to the promoter on April 16, 2026, but no response was received during the hearing on May 11, 2026.

HARERA has now provided a final opportunity for the promoter to justify why penal action should not be taken under the relevant provisions of the Act, with the next hearing set for June 8, 2026.

The authority warned that failure to appear or respond in the next session could result in ex-parte proceedings and penalties imposed on the developer.

Additionally, HARERA highlighted cases where developers purchase plots in licensed colonies and build independent residential floors without project registration, thereby evading regulatory oversight.

Homebuyers and investors are urged to verify project registration status on the authority’s official website before making any booking or investment, as investing in unregistered projects may involve significant risks and limit the ability to seek recourse under the RERA Act.
