Fresh 39A plans aim to convert 25,000+ sq meters in Bardez, Pernem


PANAJI: The Town and Country Planning (TCP) department has announced new corrections to the Regional Plan under Section 39A of the TCP Act, proposing to convert over 25,000 sqm of land. These land parcels, located in Bardez, Pernem, Salcete, and Bicholim, are currently designated as natural cover, orchard land, and no-development-slope areas.

The latest notification includes nine proposals approved by the TCP board on April 21, which are now open for public objections and suggestions for 30 days.

The largest proposal comes from Mumbai’s KGL Realtors Pvt Ltd, seeking to convert 18,733 sqm of land in Salvador do Mundo, Bardez, from natural cover to a settlement zone. The TCP board recommended this proposal, confirming that the land meets acceptable gradient standards, pending feedback from the forest department.

Additionally, two adjoining properties in Morjim, Pernem, linked to IRAP Infra LLP, propose the conversion of 9,750 sqm of land from orchard and orchard-no-development-slope categories to settlement zones. In survey number 13/11-B, the company seeks to convert 4,900 sqm from a total area of 9,851 sqm and in survey number 13/11-A, an additional 4,850 sqm is proposed for conversion from a total of 9,722 sqm. Both applications include areas classified as no-development slope, which will also require comments from the forest department.

In Curtorim, three separate applications aim to convert 850 sqm of natural cover land into settlement zones, while in Benaulim, a proposal for 300 sqm of orchard land conversion has been submitted. In Mayem, Bicholim, a 300 sqm plot classified as natural cover with no-development slope has also been recommended for conversion to settlement zone, again subject to forest department feedback.
