Disney India Leases 175,000 Sq Ft Office in Bengaluru

MUMBAI: Disney (India) has secured approximately 1.75 lakh sq ft of office space in Bengaluru’s Bellandur area via a long-term lease, highlighting the ongoing demand for premium office spaces from multinational companies in India’s largest office market.

With the agreed rental rates and a 15% escalation after three years, Disney’s total rental obligation over the five-year lease term is projected to be around Rs 127.84 crore, effective from February 1.

The company has leased 1,74,959 sq ft across the sixth and seventh floors of RMZ Ecoworld Series 20, owned by Vismaya Infrastructure. The monthly rental is set at approximately Rs 2.01 crore, which breaks down to a rate of Rs 115 per sq ft per month. Additionally, a security deposit of Rs 12.07 crore is included as per the registration documents available on Propstack, a real estate data analytics platform.

This lease continues the trend of substantial office leasing transactions in Bengaluru as global corporations expand their presence in India. The city remains the country’s largest office market, driven predominantly by technology firms, global capability centers (GCCs), engineering companies, and multinational corporations.

Bellandur, situated along Bengaluru’s Outer Ring Road corridor, has emerged as a prime office micro-market, enjoying proximity to major tech hubs and a significant concentration of Grade A office developments.

Large-scale transactions in these properties reflect the preference of occupiers for high-quality office spaces that offer scalability and access to talent.
