LUCKNOW: The Palacio Imperial White Buyers Association submitted a formal complaint in June 2025 but is still awaiting the first hearing from Uttar Pradesh RERA, raising issues about regulatory delays and inaction.
The association invoked Section 7 of the Real Estate (Regulation and Development) Act, 2016, requesting the transfer of the stalled Palacio Imperial White project (UPRERAPRJ13910) from Tulsiani Infraventure Private Limited due to the developer’s prolonged failure to complete the development.
Association president, Manoj Kumar Bhagat, expressed his disappointment and emphasized the urgency for intervention to protect the legal and financial interests of homebuyers. “The builder promised to finish the project by 2016, yet both RERA and Lucknow Development Authority approvals have expired. Without action, the project risks falling into disrepair, jeopardizing buyers’ investments,” said Bhagat.
Bhagat noted that Tulsiani Infraventure has changed its name to Pure Earth Terrawise Builtech Private Limited while keeping the same Corporate Identification Number (CIN). He accused the company of attempting to mislead stakeholders and minimize the severity of recovery certificates and ongoing legal issues.
Association member Harjinder Singh reiterated the frustration over RERA’s failure to set a hearing date despite the case being filed months prior. “This inaction only serves the builder’s interests and undermines homebuyers’ rights,” Singh remarked.
UPRERA has not yet commented on the allegations.
