BENGALURU: The Greater Bengaluru Authority (GBA) has initiated a door-to-door survey aimed at identifying property owners who are evading taxes by submitting false or inaccurate information. Notices have already been distributed to those found in violation. The city has approximately 2.2 million properties subject to property tax, where owners typically pay under a self-assessment scheme. However, many have misreported property details, leading to significant tax evasion, prompting the GBA to conduct a comprehensive field survey to verify all properties.
Survey Drive
A GBA representative stated, "This survey encompasses the five municipal corporations within Greater Bengaluru, spanning 369 wards. Each ward has been assigned a surveyor who will undertake this task over the next three months, gathering and recording property data in their designated areas. Verification teams will then review the accuracy of property declarations. Should any discrepancies be confirmed, notices will be issued, and owners will be instructed to settle their outstanding tax amounts."
Digital Tracking
To facilitate the survey, a specialized mobile application has been developed. Surveyors will use the app to collect geo-location details, photographs, number of floors, usage type (residential or commercial), property dimensions, and the age of the building. Officials confirmed that satellite imagery of all city properties is available, and the survey data will be cross-verified against these images and tax payment records.
Daily Targets
GBA officials reported that each of the 369 surveyors is expected to survey at least 50 properties daily, aiming for approximately 18,000 property surveys each day. This ambitious target will allow the GBA to complete its verification of all properties in Bengaluru within three months.
Revenue Decline
Property tax collections have experienced a nearly 15% drop compared to the previous year. As of January in the 2024–25 financial year, the city had collected ₹4,448 crore, while current collections stand at ₹3,760 crore. Continuous verification of property tax payments is being conducted to enhance compliance. Chief Commissioner Maheshwar Rao stated that the revenue department will closely monitor collections and inspections throughout the city.
