LUCKNOW: The state government is set to announce revised building bylaws designed to facilitate swift urbanization and bolster economic activities, promoting vertical development.
Sources indicate that the housing department has submitted its final proposal to the government, which is anticipated to be discussed in the upcoming cabinet meeting. The updated rules will enable property owners to optimize use of available land space.
Officials report that over 1,000 objections and suggestions were reviewed, with some affecting the final draft. The state has amended the building construction and development bylaws since their establishment in 2008, aiming to align with stakeholder expectations.
As the demand for housing in major cities escalates, there is a recognized need to integrate global strategies to encourage vertical growth without placing excessive strain on existing infrastructure and resources. The new bylaws will be enforced by 29 housing development authorities and the housing board to oversee construction activities moving forward.
The forthcoming bylaws will clarify several topics, including transit-oriented development, purchasable and compensatory floor area ratios, environmental management strategies, zoning regulations, electric vehicle charging infrastructure, and safety regulations.
Sources have revealed that most objections focused on allowing an increased floor area ratio (FAR) for land use.
A senior official stated, “Only four to five suggestions were adopted, with minor revisions made. Overall, the draft will be implemented.” As an example, a resident from Meerut proposed increased mixed-use development, which was accepted. “We have allowed more purchasable FAR for projects adjacent to 18-meter wide roads instead of limiting them to 24-meter roads,” the officer explained.
