NEW DELHI: Hero MotoCorp and WeWork India Management have signed leases for approximately 345,000 sq. ft. of office space at Worldmark 6 in Aerocity, Delhi, sourced from Alborz Developers, as noted in Propstack documents.
The total estimated rental expenditure over the lease duration is around ₹922 crore.
Hero MotoCorp will occupy 231,109 sq. ft. across the ground, second, fifth, and sixth floors of Worldmark 6 with a nine-year lease beginning March 1, 2026. The monthly rent is set at about ₹4.97 crore, calculated at ₹215 per sq. ft. per month, totaling approximately ₹593.8 crore for the lease period, inclusive of a six-month rent-free allowance. A security deposit of ₹29.81 crore has been submitted.
In a separate deal, WeWork India Management has leased 113,976 sq. ft. on the third floor of the same structure, with a ten-year lease also commencing March 1, 2026. They will pay a monthly rent of around ₹2.39 crore at ₹210 per sq. ft., resulting in an estimated total of ₹328.5 crore, again factoring in the six-month rent-free period, alongside a security deposit of ₹9.57 crore.
Both leases include a 15% rent escalation clause every three years.
Combined, the two leases will yield a monthly rent of approximately ₹7.36 crore, with a total security deposit amounting to ₹39.38 crore.
Worldmark 6 is a part of the commercial development in Aerocity, situated near Delhi airport.
