HYDERABAD: The Telangana State Industrial Infrastructure Corporation (TGIIC) achieved a remarkable Rs 204 crore per acre for a 5.09-acre plot at Raidurg during Monday’s e-auction. Reports indicate that Vamsiram builders acquired the prestigious plot for a total of Rs 1,040 crore.
Last week, another plot measuring 6.29 acres was sold in the same area for Rs 237 crore per acre. Collectively, the two parcels totaling 11.38 acres have generated an impressive revenue of Rs 2,529 crore for the government.
During Monday’s auction, the government secured a significant 46.8% premium over the reserved price of Rs 139 crore. While the first parcel is prominently located on the main road of Raidurg, boasting favorable dimensions, the second plot is situated slightly further back. However, both plots are adjacent to a 45-meter road, as confirmed by officials.
“Overall, these auctions yielded an average realization of Rs 222 crore per acre, indicating a remarkable 60% increase from the base price and a notable 42% rise from the previous 2025 average of Rs 156 crore per acre. This trend underscores the growing competition among leading developers and the optimistic perspective of the market regarding Hyderabad’s key corridors, affirming Telangana’s status as a thriving hub for institutional real estate investment,” stated K Shashanka, TGIIC vice chairman and managing director.
Both auctions utilized the MSTC e-auction platform, with JLL acting as the exclusive transaction advisor, ensuring transparency and encouraging active participation from top national developers.
Shashanka added, “The outstanding success of these back-to-back auctions at Raidurg reflects the trust and belief the developer community has in Telangana’s future. This is not merely a case of strong pricing; it signifies a clear endorsement of the state’s development strategy, which is grounded in transparency, superior infrastructure, and the creation of tangible value for all stakeholders.
