Uber secures 900,000 sq ft Hyderabad office in 10-year lease


Ride-hailing company Uber has secured over 9 lakh sq ft of office space across 10 floors in Hyderabad’s commercial corridor, committing approximately Rs 839 crore in a long-term lease that spans 10 years.

This transaction is among the largest office leasing agreements in India, highlighting the ongoing growth of global capability centers (GCCs) and technology firms in Hyderabad’s real estate market.

Uber India Systems has leased around 901,115 sq ft of chargeable office area occupying floors 11 to 20 in Tower 1 of Meenakshi Eco Park, a commercial project by Meenakshi Infrastructures. The lease officially began on January 9, 2026.

The company will initially pay about Rs 5.86 crore in monthly rent at a rate of Rs 65 per sq ft, resulting in a total rental commitment of approximately Rs 839 crore over the lease period, including planned escalations.

Rents are set to increase by 15% every three years, and Uber has made a security deposit of around Rs 35.14 crore, as per property registration documents from Propstack, a real estate data analytics platform.

Uber is consistently growing its presence in India, expanding beyond ride-hailing into technology, engineering, back-end operations, and mobility services. The firm has increased operations in major markets like Bengaluru, Hyderabad, and Mumbai while bolstering its India-based engineering and product development teams supporting global efforts.


India remains one of Uber’s largest and fastest-growing markets, with the company enhancing its offerings, including Uber Auto, intercity travel, premium mobility, and electric vehicle partnerships. This substantial office lease in Hyderabad reflects Uber’s long-term dedication to India as a key consumer market and a prominent technology and talent hub.

This deal comes at a time when Hyderabad continues to attract substantial office commitments from multinational corporations in technology, engineering, fintech, and mobility sectors. The city has rapidly become one of India’s fastest-growing office markets, driven by competitive rentals, large space availability, and a rich technology talent pool.

Major occupiers are increasingly consolidating operations into integrated office campuses for scalability and growth flexibility. For Uber, the lease agreement includes an option for an additional 5 lakh sq ft by the first quarter of 2028, indicating possible future expansions.

The leasing activity showcases persistent demand for Grade-A office assets, despite global economic uncertainties and a cautious hiring atmosphere in parts of the tech sector.

Hyderabad has seen a continuous increase in leasing from GCCs in recent years, as multinational companies set up engineering, product development, and back-office operations in the city. Industry leaders note that the availability of high-quality office spaces and infrastructure improvements across micro-markets have driven this momentum.

Meenakshi Eco Park is situated in one of Hyderabad’s key office corridors, home to several tech and multinational firms. This deal further solidifies the city’s standing as one of India’s top office destinations alongside Bengaluru, Pune, and Mumbai.
