Telangana: Raidurg Land Rakes in ₹5,000 Crore in 8 Months


HYDERABAD: In just eight months, a two-square-kilometre area in Raidurg—Hyderabad’s Knowledge City—has generated over Rs 5,000 crore for Telangana, emerging as the state’s prime real estate destination.

The Telangana Industrial Infrastructure Corporation (TGIIC) has propelled this significant revenue surge through multiple high-value land auctions, further solidifying Raidurg’s position as a crucial income generator for the state government.

Officials call the 439-acre region a “gold mine,” attracting IT firms, corporate giants, and notable institutions such as T-Hub and T-Works, all benefiting from the area’s premium location. Its proximity to the international airport and strong connectivity have enhanced its attractiveness.

The Congress government, which took office in December 2023, held its first auction in October 2025. A one-acre plot sold for Rs 177 crore, contributing Rs 3,135 crore overall. A month later, another 0.97-acre parcel yielded Rs 160 crore.

The most recent auction, held on Thursday, set new benchmarks with a 6.29-acre plot selling for Rs 1,490 crore, equating to an astonishing Rs 237 crore per acre. Another five-acre parcel, scheduled for auction on June 1, is anticipated to yield at least Rs 1,000 crore, with bids predicted to exceed Rs 200 crore per acre.

TGIIC has progressively raised the upset price—from Rs 101 crore per acre in October to Rs 139 crore in this latest round—indicating a booming demand for land in this corridor.

According to officials, the Raidurg layout encompasses 439 acres, excluding water bodies. Of this, 30 acres are designated for metro rail and biodiversity zones, while two acres are impacted by road alignments. The remaining land includes 205 acres of plotted area, 77 acres of roads, 110 acres reserved for open spaces and rock preservation, and 14 acres for amenities. Currently, only 10 acres remain available for auction.

After Raidurg, Kokapet has become the second major hotspot, generating nearly Rs 4,000 crore through land auctions in the Neopolis layout. There, a 49-acre segment sold for approximately Rs 2,000 crore. However, Raidurg’s valuations are distinctive, as a smaller six-acre plot garnered close to Rs 1,500 crore, highlighting the extraordinary demand for both corridors in Hyderabad’s rapidly growing real estate market.

With cada auction breaking records, Raidurg represents the essence of Hyderabad’s property boom—a corridor where land scarcity translates to extraordinary value.
