NOIDA: Residents from Supertech’s unfinished projects are urging authorities to speed up construction, noting that several developments remain incomplete despite the National Buildings Construction Corporation (NBCC) being tasked with their completion.
Arun Sharma, president of Supertech Capetown in Sector 74, highlighted that the project encompasses 5,038 flats across 39 towers, with three towers still not completed. “The developer has transferred 4,419 flats, but nearly 500 remain undelivered. Out of those delivered, around 3,300 flats have been registered,” Sharma stated.
He continued to express that the society faces many issues, including the lack of a functional firefighting system, sewage treatment plants (STPs), and sufficient electrical infrastructure. “Although NBCC has taken over, there is no visible construction activity,” he added.
Supertech Ltd initiated multiple residential and commercial projects in Noida, Greater Noida, the Yamuna Expressway region, Gurgaon, and other locations, predominantly between 2010 and 2012. Delays in finishing these projects resulted in defaults on repayments to financial creditors.
In March 2021, Union Bank of India began insolvency proceedings against Supertech under Section 7 of the Insolvency and Bankruptcy Code (IBC) at the National Company Law Tribunal (NCLT). On March 25, 2021, the NCLT approved the petition after determining that the company defaulted on a loan of ₹432 crore related to the Ecovillage 2 project. The tribunal subsequently began the Corporate Insolvency Resolution Process (CIRP) and appointed Hitesh Goel as Interim Resolution Professional (IRP) to manage the resolution process; however, the Insolvency and Bankruptcy Board of India suspended Goel for two years in March 2026 due to identified lapses in his duties.
In August 2021, the Supreme Court ordered the demolition of Supertech’s Twin Towers for breaching building regulations in “collusion” with Noida Authority officials, further exacerbating the company’s financial situation. The towers at the Emerald Court Project in Sector 93A were demolished on August 28, 2022.
Supertech contested the NCLT ruling before the National Company Law Appellate Tribunal (NCLAT) in June 2022. While allowing the company to proceed, the appellate tribunal sought ways to finalize the stalled projects and safeguard homebuyers, instructing the IRP to negotiate with NBCC regarding the unfinished housing developments.
On December 12, 2024, the NCLAT sanctioned NBCC as the implementing agency for 16 halted Supertech projects. Six projects—Sports Village, Ecovillage 1, 2, 3, UP Country, and Czar Suites—are located in Greater Noida, while four—Eco City, Romano, Capetown, and North Eye—are in Noida. The remaining projects include two each in Gurgaon and Meerut, and one each in Uttarakhand and Bengaluru. Collectively, these projects represent around 50,000 homes, nearly half of which have already been delivered.
The suspended Supertech management appealed the NCLAT ruling to the Supreme Court in December 2024. On February 5, 2026, the apex court upheld the NCLAT decision, entrusting NBCC with the completion of the projects and ordered that no tribunal or court, including any high court, could issue interim orders that would hinder NBCC’s work.
Following the Supreme Court’s recent ruling, Supertech chairman RK Arora stated, “The court has issued notices regarding reports from the amicus and requested responses from all stakeholders. Primarily, the court indicated it would await the NCLAT’s decision and has scheduled the matter for August 6.”
