Redevelopment Starts for 10,600 Unsafe Ahmedabad Housing Units


AHMEDABAD: The Ahmedabad Municipal Corporation (AMC) is shifting its focus to its ageing housing stock after identifying thousands of unsafe private buildings over the last two years. They plan to redevelop more than 10,600 dilapidated residential units throughout the city.

A pre-monsoon structural survey of AMC-owned residential properties, including housing for the urban poor, staff quarters, slum accommodations, and health quarters, revealed that 10,632 units across 445 blocks in 42 buildings were deemed unsafe. The civic body has begun the redevelopment of all these buildings.

The redevelopment process is currently active for 7,986 units across 266 blocks in 24 buildings, with tenders already submitted for the projects. For an additional 2,511 units in 169 blocks across 14 buildings, the AMC is waiting for the mandatory consent of at least 60% of the residents before proceeding. So far, 135 units across 10 blocks in four buildings have been evacuated.

The survey identified the highest number of unsafe AMC housing in the South Zone, with 3,616 units in 15 buildings declared dangerous, followed by the Central Zone, which has 2,587 units in 15 buildings.

This initiative follows the AMC’s annual pre-monsoon effort to identify hazardous private structures. Prior to the 2025 monsoon season, the civic body declared 5,643 units in 390 privately-owned buildings as unsafe. In total, 14,907 units across 1,151 private buildings were classified as unsafe during 2024 and 2025.

The urgent need for the redevelopment initiative is underscored by several building collapses during recent monsoon seasons, including incidents at Surya Sagar Apartments in Jodhpur, Rupal Park Society in Bodakdev in 2025, and the partial collapse of Pooja Apartments in Navrangpura at the onset of the 2026 monsoon.
