HYDERABAD: In a record-breaking e-auction held by the Telangana State Industrial Infrastructure Corporation (TSIIC) on Thursday, an acre of land in Raidurg was sold for an astonishing Rs 237 crore. This sale surpassed previous records, with Gowra Ventures Pvt Ltd acquiring 6.29 acres for the development of an IT office tower and mixed-use projects. Earlier, the TSIIC had auctioned a parcel in October 2025 in the same area for Rs 177 crore per acre. The recent bid exceeded the reserved price of Rs 139 crore by 70%, resulting in approximately Rs 1,490 crore for the state government.
The TSIIC offered two parcels of land: one measuring 6.29 acres, auctioned on Thursday, and another 5.09 acres set for auction on June 1. The prime location in Hyderabad’s Raidurg growth corridor attracted intense competitive bidding from prominent national developers, driving the land price to a historic high.
In the previous auction held in October 2025, a record was set at Rs 177 crore per acre, which was 34% above the upset price of Rs 101 crore per acre, establishing a benchmark for land pricing in Hyderabad.
TGIIC Vice Chairman and Managing Director K Shashanka stated, “The remarkable response to the Raidurg e-auction signifies the strong confidence investors and developers have in Hyderabad and Telangana. The historic price of approximately Rs 237 crore per acre for this multi-use land parcel highlights a pivotal moment in the state’s growth journey, showcasing the robustness of Telangana’s investment ecosystem.”
This significant milestone further cements Hyderabad’s reputation as a preferred global destination for investment, infrastructure, and large-scale development.
Officials noted a high demand for land in Raidurg, home to several major global corporations, including T-Hub and T-Works. Its strategic location near the Outer Ring Road and Rajiv Gandhi International Airport (RGIA) enhances its attractiveness.
