Rajasthan Lifts Height Restrictions, Embraces Skyscrapers


JAIPUR: In a bid to enhance urban development, Rajasthan’s cities may soon feature skyscrapers on par with those in Mumbai, Bengaluru, and Delhi.

Following a central government regulation announced in January 2026, the state government has relaxed previous restrictions on building heights.

A senior official from the Urban Development and Housing (UDH) department told TOI that this decision will propel vertical growth beyond residential buildings, facilitating the development of commercial towers, educational institutions, and healthcare facilities under a single roof.

“Previously, the height of buildings in Rajasthan was capped at 70 meters, a limit set in 2020 based on the operational capacity of the state’s tallest fire ladder. With the new guidelines, buildings can now exceed this height, provided they are equipped with advanced firefighting systems. This aligns with the National Building Construction Standards (NBCS) 2026,” the town planner stated.

The central government launched the “Compliance Reduction and Deregulation” (Phase-II) initiative in January 2026, leading to the issuance of a notification on May 29 that replaces the Model Rajasthan Urban Area Building Regulations, 2025.

A senior UDH planner explained that integrating services and residences can result in significant land savings, especially in densely populated urban areas.

The central government’s deregulation initiative also referenced international examples, illustrating how schools in Mumbai effectively utilize vertical space by incorporating features like rooftop swimming pools within their structures.

“Additionally, the government intends to remove Sections 90A and 90B of the Rajasthan Land Revenue Act, 1956, which will simplify the land approval process, eliminating the need to change land usage in the future,” the town planner revealed.
