Probe Ordered: 25+ Patna Builders Violated Bihar RERA Rules


PATNA: The district administration, in collaboration with the local municipal body, has initiated an inspection of housing projects in the city following satellite imagery that indicated 29 builders may be violating Real Estate Regulatory Authority (RERA) regulations.

This action was announced by District Magistrate Thiyagarajan S M during a coordination meeting at the Patna Collectorate on Friday, attended by officials from municipal bodies, the district administration, and RERA. Inspection teams have been instructed to assess key areas, including the Danapur–Shivala–Kanhauli road, Meethapur Elevated Bypass to Punpun via Sampatchak, and the AIIMS–Naubatpur corridor, and to report their findings quickly to facilitate legal actions.

The DM emphasized that RERA registration is a prerequisite for apartment projects that comprise more than eight flats or cover a land area exceeding 500 square meters, also applicable to plotted developments. Non-compliance could lead to severe penalties, including hefty fines and possible imprisonment for land fraud.

Homebuyers are urged to verify a project’s RERA registration number and compliance status prior to making investments to prevent financial risks and complications regarding future mutations and registrations.

Officials have also been tasked with organizing awareness workshops for consumers and builders to promote compliance. RERA inquiry commissioner Sanjay Kumar Singh remarked, “Coordinated efforts between district and municipal authorities are essential for enforcing the law. These inspections are part of an ‘Imagery Based Inspection’ campaign, which has also been launched in districts such as Saran, Bhagalpur, Purnia, Darbhanga, and Muzaffarpur.”
