PRAYAGRAJ: In a notable decision made during the Prayagraj Municipal Corporation (PMC) meeting on Thursday, a new sub-rule for property name transfer was approved, aimed at benefiting numerous citizens in the city.
This new state government sub-rule aims to simplify the process of property name transfer, modification, and alteration within municipal limits, making it considerably more affordable. Currently, property owners in Prayagraj face name transfer fees ranging from 0.5% to 1% of their property’s value.
This can impose a heavy financial burden, particularly on middle-class families. However, with the new sub-rule, fixed fees based on property value slabs will replace the current system, significantly lowering costs. For example, name transfer fees for properties valued up to Rs 50 lakh will be capped at Rs 5,000, a stark reduction from the existing fee of Rs 50,000 for the same valuation.
The Chief Tax Assessment Officer, PK Mishra, pointed out that once this sub-rule takes effect, a uniform fee structure will apply to all properties.
Additionally, he noted that if the transfer process is not completed within 90 days of application, a 10% surcharge will be added. It’s also important to mention that if a property is purchased less than three months before this sub-rule’s implementation, owners who delay transferring the name in anticipation of the new rules will not qualify for the reduced fees.
Prior to the formal enforcement of the sub-rule, the PMC will release a public notice to invite objections and suggestions from citizens. These will be reviewed by the 12-member Municipal Executive Committee and discussed in the Corporation meeting before final approval.
In addition to reforms related to property, the PMC is actively working to enhance street lighting ahead of significant festivals like Durga Puja and Dussehra, following multiple complaints from councillors regarding delayed repairs.
