NAGPUR: Nagpur Municipal Corporation (NMC) has announced a new initiative aimed at supporting the economically weaker section (EWS) of the city by launching online applications for 518 affordable housing flats under the Pradhan Mantri Awas Yojana (Urban) 2.0.
On Sunday, Mayor Neeta Thakre and Municipal Commissioner Abhijeet Chaudhari revealed that registrations will commence at 3 PM on February 24 and will close at midnight on March 31. Allotments will be conducted through a computerized online lottery system.
The initiative will include 518 flats consisting of 210 one-bedroom-hall-kitchen (1 BHK) and 308 two-bedroom-hall-kitchen (2 BHK) units, situated at Mouza Nari in North Nagpur as part of the Centre’s Housing for All mission led by Prime Minister Narendra Modi.
The areas of the flats are designed to enhance living comfort, with a built-up area of 478 sq. ft. for 1 BHK and 619 sq. ft. for 2 BHK units. The project will consist of 4 buildings for 1 BHK flats and 11 for 2 BHK flats, with M/s Sandeep Developers Pvt Ltd as the appointed developer. Completion of the Nari housing complex is anticipated within three years, and it will feature a 10-year defect liability period.
Subsidy Reduces Overall Cost
The base price for a 1 BHK flat is set at Rs 15,51,672, while the 2 BHK flat will cost Rs 21,01,748. Thanks to a government subsidy of Rs 2.5 lakh per unit, beneficiaries will effectively pay Rs 13,01,672 for a 1 BHK and Rs 18,51,748 for a 2 BHK flat.
Applicants will be required to pay a non-refundable online registration fee of Rs 3,000 for the 1 BHK and Rs 5,000 for the 2 BHK. Additional costs may include stamp duty, registration fees, urban local body tax, Metro cess, GST, electricity meter fees, document handling, society deposits, and legal charges.
Flats will also be reserved for Scheduled Castes, Scheduled Tribes, Other Backward Classes, and individuals with disabilities as per government guidelines.
Plans for Further Expansion
In an expanded vision for EWS housing, Thakre announced that NMC will construct 2,101 more flats in four different locations post-Nari project—840 at Punapur, 240 at Hudkeshwar, 571 at Jaitala, and 450 at KT Nagar. These upcoming projects will focus on sustainability, incorporating features such as rainwater harvesting systems.
Eligibility Criteria
To qualify, applicants must reside within NMC jurisdiction, should not own a pucca house anywhere in India, and their total annual family income must not exceed Rs 3 lakh.
