NAVI MUMBAI: A recent survey within the Navi Mumbai Municipal Corporation (NMMC) identified 513 buildings as dangerous according to various provisions of the Maharashtra Municipal Corporation Act.
As per Section 265(A) of the Act, buildings that have been in use for over 30 years must undergo a structural audit conducted by a civil or structural engineer registered with the NMMC. This audit timeline begins from the date the building received its occupancy certificate, whether full or partial. The civic body urges residents to complete the structural audits promptly.
Residents need to submit a certificate confirming that all recommended repairs have been executed, validating that the building is in a sound condition to the NMMC. Section 398 (A) of the Act enforces a penalty of Rs 25,000 or the amount of the property’s annual tax—whichever is greater—for any owner or occupant who neglects this inspection duty.
NMMC has provided a list of registered structural engineers on its website, www.nmmc.gov.in. All structural inspections for buildings over 30 years old must be finalized before March 31, 2026, with reports submitted to the assistant commissioner or relevant departmental officer for town planning.
“Occupying dangerous buildings poses a risk of disaster and could result in loss of life and property. Residents are strongly advised to cease using hazardous buildings immediately. Should an unfortunate incident occur, liability will rest solely with those responsible,” stated an NMMC official.
