Mysuru MDA Seeks Landowner Consent for Mega Housing Plan

MYSURU: The Mysuru Development Authority (MDA) has invited landowners from four villages in Yelwal hobli to submit consent letters for a proposed mega residential layout covering 2,113 acres. This project is part of the 50:50 scheme, where landowners will receive half of the developed land in exchange for the land they surrender.

However, villagers have expressed concern over a lack of information regarding the project, while real estate experts have raised questions about its feasibility. The MDA’s proposal encompasses the villages of Nagawala, Bommenahalli, Kammarahalli, and Doddamaragowdanahalli. The initiative requires participation from 1,524 landowners and is expected to create over 20,000 residential sites, which the MDA claims will help meet the city’s housing demands.

According to the MDA’s notification, any landowner, even those not directly within the project area, can submit consent letters. A former gram panchayat member stated that villagers were not adequately informed about the initiative. “The villagers are largely unaware of the project or the 50:50 scheme. The MDA has not engaged with them,” he commented.

In the meantime, real estate experts are voicing concerns over the project’s viability. Sathish Kumar M, Chairman of the National Real Estate Development Council’s Karnataka chapter, emphasized that Mysuru should focus on vertical development rather than horizontal expansion. “In 2,000 acres, around 30,000 houses could be built. This would require significant investment from the MDA. A shift towards vertical development would reduce costs and enhance living standards,” he advised. He further suggested that MDA should prioritize trunk infrastructure projects rather than developing new layouts.

“With over 1,500 landowners involved, it will be essential for at least 5,000 individuals to sign the consent letters, which is quite the challenge,” noted Girish Baga.
