Mumbai: 450-Acre Antop Hill Slum Cluster to Be Redeveloped


MUMBAI: Following the 101.4-acre Juhu Galli project in Andheri West, the Slum Rehabilitation Authority (SRA) has now focused on redeveloping one of the largest slum clusters in the city at Antop Hill in Wadala, spanning 450 acres. Additionally, two other major clusters—Majaswadi (260 acres) in Jogeshwari East and Behrampada (140 acres) in Bandra East—are also earmarked for redevelopment.

SRA has begun the process to secure approval from the state’s high-powered committee for the redevelopment of these three clusters.

A consortium led by Reliance recently became the highest bidder for the Juhu Galli project—the city’s first slum cluster redevelopment—offering a 35.1% premium to the SRA, exceeding the standard 25% premium.

According to SRA officials, Juhu Galli is being treated as a pilot project, with plans to deliver over 28,000 rehabilitation homes. SRA CEO Mahindra Kalyankar has stated that, encouraged by the response to this “landmark project,” SRA has identified an additional 18 slum cluster areas for redevelopment, each covering over 50 acres and housing thousands of slum tenants.

“In line with the vision to transform Mumbai into a slum-free city, providing citizens with safe, dignified, and permanent homes, the state government has introduced several progressive measures under the Housing Policy 2025,” Kalyankar explained. “Notably, in November 2025, a major decision was made to implement the slum cluster redevelopment scheme, aimed at accelerating the large-scale redevelopment of slum areas through a planned approach.”

“The Juhu Galli project received a positive response via a transparent and competitive bidding process, with Reliance 4IR Realty Development Ltd winning the bid in partnership with Mahadev Realtors Juhu PVT Ltd, a subsidiary of Aspect Reality,” an official commented. A proposal for Reliance 4IR Realty Development Ltd’s appointment has been forwarded to the state government for approval.

Kalyankar noted that the enthusiasm for the Juhu Galli project demonstrates increased engagement from leading private sector companies in slum redevelopment efforts.
