Lucknow LDA Approves ₹5,148 Crore for Affordable Housing


LUCKNOW: The Lucknow Development Authority (LDA) has approved a budget of ₹5,148 crore for the fiscal year 2026-27, with a key focus on affordable housing, new townships, and enhancing basic infrastructure.

This decision was made during the authority’s 187th board meeting, presided over by divisional commissioner Vijay Vishwas Pant.

As part of this initiative, ₹200 crore has been allocated for the construction of 848 flats in Sharda Nagar Extension, featuring four 12-story towers with one- and two-bedroom units, and essential amenities such as water supply, electricity, parking, lifts, parks, and recreational areas.

Officials indicated that this initiative is in response to directives from Chief Minister Yogi Adityanath to promote affordable housing.

LDA Vice-Chairperson Prathmesh Kumar stated that the budget prioritizes housing and infrastructure, which includes land acquisition, ongoing projects, and project completions.

The authority has earmarked ₹1,600 crore for land acquisition in regions like IT City, Wellness City, Naimish Nagar, and Varun Vihar. Additionally, ₹1,298 crore is reserved for the development and maintenance of housing schemes, with ₹200 crore allocated for infrastructure development.

Funding will also be directed towards the Green Corridor project, which will receive ₹400 crore, while ₹60 crore is allocated for the upkeep of parks. Furthermore, provisions have been made under the Pradhan Mantri Awas Yojana 2.0.

The board has approved measures to combat illegal construction, allotting ₹2 crore for purchasing machinery.

In Gomti Nagar Extension, land adjacent to Saraswati Apartment will be repurposed into a community center. The proposed road width in Sector-6 has been reduced; surplus land will be designated for housing and commercial developments.

The price of flats in Parijat and Panchsheel apartments will remain unchanged for one year.

New building regulations have been approved for select properties, along with layout adjustments in projects such as CG City, Aishbagh, and Rifah-e-Aam.

Families displaced by the Anant Nagar housing scheme will be provided with alternative housing in Atal Nagar, contingent on eligibility.

Furthermore, approvals have been granted for a hi-tech township project and adjustments to map approval fees, aligning with the Uttar Pradesh Urban Redevelopment Policy 2026.

Map approval fees have increased by 3%

The LDA has raised map approval fees by 3%, effective from April 1. According to LDA officials, this increase is due to the rising cost index. This hike will impact individuals and builders seeking approvals for both residential and commercial construction. Essential components such as development charges, inspections, and permission fees will also see upward revisions.
