Lucknow Eases Housing Map Rules, Approves New Building Bylaws


LUCKNOW: Approval is now granted for maps of single residential buildings on government roads less than 9 meters wide. This decision was made during the 185th meeting of the Lucknow Development Authority (LDA) held on Tuesday.

Chaired by LDA chairperson and divisional commissioner Roshan Jacob, the meeting saw the endorsement of various urban development initiatives, including high-tech housing projects across four city locations, a modern bus terminal at Charbagh, new electric vehicle infrastructure at Basant Kunj, and land acquisition for the upcoming housing scheme Naimishnagar near BKT and Varun Vihar by Mohan Road.

The board meeting approved construction for single residential buildings on residential-use land, controlled by government departments, on roads under 9 meters wide—excluding illegal colonies.

Additionally, the board greenlit the construction of over 1,100 premium flats in Viraj Khand, Gomtinagar, Mill Road in Aishbagh, and the Basant Kunj scheme, covering 4.5, 3.5, 4.63, and 3.7 acres respectively. The developments will offer 3BHK and 2BHK units, featuring modern amenities and green spaces.

The LDA board also opted to discontinue the existing e-auction model for commercial shops, halls, and stores, replacing it with a first-come, first-served sale at the authority’s reserve rates. LDA vice-chairman Prathamesh Kumar stated, “This new policy aims to make the process more accessible for the public, benefiting small traders and business owners.”

A modern bus terminal will be developed at Charbagh using a public-private partnership (PPP) model, and a 1,000 square meter plot in the Basant Kunj scheme will be allocated to City Transport Services Limited to establish an e-auto and e-rickshaw charging station.

Meanwhile, registrations are ongoing for 1,832 multi-storey flats being developed by the LDA under the affordable housing category. These 1BHK and 2BHK units will include lifts, fire safety measures, backup generators, and enhanced external infrastructure.

Furthermore, the authority has approved the full digitization of protected and created files, following systematic weeding according to state government guidelines. Additionally, the LDA board approved new building bylaws and zoning regulations for 2025, facilitating the construction of skyscrapers in the city.

The board also authorized special convenience zone status for Shaheed Path, Kisan Path, and the proposed Green Corridor from Pakka Pul to Daliganj.
