NEW DELHI: L&T Realty Developers Ltd (LTRDL), a fully owned subsidiary of Larsen & Toubro (L&T), has acquired a 2.5-acre land parcel in central Delhi for approximately Rs 200 crore, according to two sources familiar with the matter.
The Mumbai-based developer, which has been expanding in the National Capital Region through acquisitions in Noida and Gurugram, plans to develop a luxury residential project on this site.
This acquisition follows L&T Realty Properties Ltd’s (LTRPL) 100% stake purchase in International Green Scapes Ltd (IGSL), providing access to a 20-acre land parcel in Gurugram with a development potential of about 3.6 million sq ft.
“L&T has its office at the site, and the existing structure will be demolished for the residential project, which will be launched after the land conversions and necessary approvals,” said a source familiar with the deal.
Developers such as DLF, TARC, Unity Group, and Raheja have already launched premium residential projects in central Delhi, while international players like Hines, Conscient, and HDFC Capital are jointly redeveloping the Birla Cotton Mills site in Kamla Nagar into a high-end mixed-use project.
Other ongoing developments in the area include DLF One Midtown, The Leela Sky Villas, Kailasa by TARC, and The Amaryllis by Unity Group, amid a rising demand for luxury vertical housing.
In 2025-26, LTRPL and another wholly-owned subsidiary of L&T, L&T Realty Developers Ltd, completed land acquisitions across Mumbai, Delhi, and Bengaluru with a combined development potential of around 3 million sq ft.
This latest acquisition highlights the growing trend of developers from other cities expanding into the NCR to increase their market share.
Bengaluru-based Prestige Group and Sobha Ltd, along with Mumbai-based Oberoi Realty and Macrotech Developers (Lodha), have aggressively expanded in the NCR in recent years.
