HYDERABAD: A significant land auction organized by the Hyderabad Metropolitan Development Authority (HMDA) in Banjara Hills has sparked controversy, with two claimants asserting that part of the high-value government land slated for auction overlaps with their properties.
The contention revolves around an 8.24-acre parcel in survey No. 102/1 of Hakeempet village, which HMDA intends to auction on June 19. This land is among the most sought-after in the city, with an estimated valuation of nearly Rs 1,000 crore. HMDA has set a base price of Rs 99 crore per acre, anticipating bids between Rs 130 crore to Rs 150 crore per acre.
Yamuna Nagar Cooperative House Building Society and Theme Ambience Construction Pvt Ltd have both requested a demarcation exercise, claiming that approximately four acres of their adjacent land overlaps with the government parcel proposed for auction.
The Yamuna Nagar Society, which owns land in nearby survey Nos. 102/2 and 102/3, is urging the government to pause the auction until a joint survey can define the boundaries. They have submitted representations to HMDA, the principal secretary of the revenue department, and the Hyderabad collector for intervention.
As the society states, they originally acquired 28 acres in 1979 from the original pattadar, Syed Ahmed Nooruddin, whose title was reaffirmed by the former Andhra Pradesh government (through memo No. 4024/assg) in 1990. The land has since been embroiled in extensive litigation after the government annulled the assignment of nearly 30 acres in survey No. 102 in 1965, deeming it irregular.
The dispute went through the high court and then the Supreme Court. According to the society, a resolution was largely reached through GO No. 166 (issued on February 21, 2009), which regularized 12.01 acres in their favor upon payment of regularization charges. The same GO allocated four acres and another 1.26 acres to All India Services officers’ quarters, 5.36 acres to Greater Banjara Cooperative House Building Society, and three acres to various others, based on reports from the then Hyderabad collector.
However, the Yamuna Nagar Society now asserts that despite the regularization of 12 acres, they are left with only eight acres. “The revenue department has fenced the land with blue sheets without conducting a joint survey and defining our land. Consequently, of the 12 acres, we are now down to eight, with another four overlapping in the government’s survey No. 102/1 land, which is currently up for auction,” stated KR Sudarshan Reddy, president of the Yamuna Nagar Society.
He added that the society has been requesting a joint survey for several months. “Yet, the revenue department unilaterally fenced the areas without notifying neighboring survey numbers,” Sudarshan Reddy explained. “If they are confident that our survey number is not overlapping, why is the government reluctant to conduct a joint survey?”
HMDA metropolitan commissioner Sarfaraz Ahmad affirmed that the auction will continue as scheduled, insisting that survey No. 102/1 is undisputed government land. “The revenue department transferred the land to HMDA on August 14, 2025, and this does not interfere with any other survey numbers,” he emphasized, noting that the fencing and blue sheets were installed by the revenue department.
“We have received representations from both Yamuna Nagar Society and Sajjan Raj Jain of Theme Ambience, and these were passed on to the revenue department. We have informed them that the land being auctioned is government property,” claimed the HMDA commissioner.
Shaikpet tahsildar Anitha Reddy also dismissed the overlap claims, stating, “The fencing was done solely for survey No. 102/1, which is government land and not the society’s land. If the society desires a new survey, they can approach the land survey and settlement department as their survey number is different.”
