HSVP Seeks 196 Acres for Housing Hub near Aravalis

GURUGRAM: HSVP has begun the procurement process for 196 acres of land from willing owners across eight villages in Gurgaon under the e-Bhoomi scheme. The largest parcel identified is 107 acres in Shikohpur, designated for a residential sector near the Aravalis.

The proposal is currently under review at HSVP headquarters, with negotiations with landowners set to commence only after approval, according to officials.

Shikohpur, located along the Delhi-Jaipur highway, accounts for over half of the land offered by farmers. Officials indicated that property owners in the village prefer to sell approximately 107 acres voluntarily rather than through compulsory acquisition.

This acquisition is part of Haryana’s initiative to obtain land for planned urban development on a voluntary basis. In total, HSVP has earmarked around 1.67 lakh acres for future sectors across the state, including nearly 17,000 acres in Gurgaon.

“Landowners submitted applications via the e-Bhoomi portal following awareness camps held in villages,” stated an official. Besides Shikohpur, contributions include about 42 acres from farmers in Mevka and Dhorka, along the Gurgaon-Pataudi Road, along with smaller parcels from other villages, bringing the total to approximately 196 acres.

Upon approval, HSVP will develop a layout for the residential sector. “According to planning norms, only about 45% of the purchased land is available for sale, with the remainder allocated for essential infrastructure, roads, parks, and green belts,” the official explained.

The proposal includes an additional seven acres offered by landowners in Farrukhnagar, near Sultanpur Lake. Any development in this region will need to adhere to environmental regulations due to its proximity to an eco-sensitive zone around the lake.

The proposed expansion near the Aravali range may also draw attention from environmental activists, making compliance with statutory clearances and land-use regulations critical before any construction can begin.

“Landowners from eight villages are interested in selling around 196 acres of land. Their applications have been forwarded to headquarters, and the acquisition process will start once approval is obtained,” said Rakesh Saini, estate officer-I of HSVP.

Officials have not disclosed the proposed sector number, acquisition cost, or development timeline.
