ED raids Imperia for homebuyer fraud, seizes ₹50.5 lakh, luxury cars


NEW DELHI: The Gurugram zonal office of the Enforcement Directorate has executed search and survey operations at eight locations tied to Imperia Wishfield, Imperia Structures, their promoter directors, and the current resolution professional in Delhi, as stated by the agency.

The searches, carried out on July 29, 2026, were in accordance with the Prevention of Money Laundering Act, 2002, related to an alleged homebuyer fraud case.

During these operations, the agency confiscated digital devices, documents, cash totaling ₹50.50 lakh, and three luxury vehicles.

The ED has initiated an enforcement case information report against Imperia Structures, Imperia Wishfield, and their promoter directors Harpreet Singh Batra, Brajinder Singh Batra, Pradeep Sharma, and Avinash Setia, among others.

The investigation followed various FIRs filed by police in Haryana, Delhi, and Uttar Pradesh. The allegations include misleading buyers, failure to deliver real estate projects, defaulting on assured returns and lease rentals, and misallocation of investors’ funds across the Delhi-NCR region.

According to the agency, Imperia Wishfield is accused of misappropriating funds from buyers of the Elvedor project in Sector 37, Gurugram, diverting them towards other debts or loans to affiliated entities and individuals.

The company has been taking bookings from buyers since 2011, yet allegedly failed to provide possession of the units, as reported by the ED. Currently, Elvedor is under insolvency proceedings.

The agency noted that Imperia Structures also accepted advance bookings for Imperia Mindspace in Gurugram and Imperia Business Park in Greater Noida, promising possession along with monthly assured returns and subsequent lease rentals.

The ED alleged that in certain cases, bookings were taken from multiple buyers for the same units, and builder-buyer agreements were withheld while memoranda of understanding were executed without specifying particular units or timelines for possession.

Imperia Wishfield reportedly gathered around ₹63 crore from buyers of the Elvedor project, as per the agency. The potential proceeds of crime associated with other projects are currently being assessed.

The ED has recovered property documents relating to the promoters and directors, as well as audited financial statements, accounting data, and records regarding the alleged misappropriation of funds. The investigation is ongoing.
