DTCP Audits Ramprastha Primera in Gurugram Amid Balcony Concerns


GURUGRAM: The Department of Town and Country Planning (DTCP) has mandated a thorough structural audit of Ramprastha Primera in Sector 37D following concerns raised by residents regarding the safety of the group’s balconies and other structures.

In directives issued to Ramprastha Promoters & Developers Pvt. Ltd., district town planner (enforcement) Amit Madholia has instructed the developer to carry out a comprehensive structural audit at its own expense. This assessment must be conducted by one of the four engineers approved by the panel led by Gurgaon’s additional deputy commissioner and should commence within the next 15 days.

The order came after residents submitted a complaint on Friday, expressing worries about the structural integrity of the building.

Additionally, the developer is required to repair all balconies, regardless of whether the apartments are occupied or vacant. The order stipulates that all cracks, plaster defects, and other structural issues identified in the audit must be addressed, with the costs borne solely by the developer.

DTCP has also mandated that the developer ensure structural stability and safety during the repair work. They warned that any incidents of mishaps, accidents, or structural failures due to negligence or non-compliance would be the developer’s responsibility. The order specifies that appropriate legal and regulatory actions will be pursued in case of violations.

A resident expressed relief at the order, stating, “Residents have been concerned about safety for quite a while. We hope for an independent audit and prompt rectification of any issues.”

Another resident emphasized the need for thorough investigation: “The focus should not just be on cosmetic fixes. Identifying root causes of structural issues is essential. Transparency in audit findings and timely action on recommendations are key to restoring residents’ trust.”

This announcement follows a recent incident where a balcony collapsed at Tower E of Imperia Esfera Phase II in Sector 37C, narrowly avoiding injury to a child. In response, DTCP ordered the developer of that residential society to conduct a structural audit and implement repairs.
