Delhi Residents Cannot Complain About DDA’s Housing Quality


NEW DELHI: Homebuyers will not be able to raise complaints regarding defects in the flats offered through the Delhi Development Authority’s (DDA) Towering Heights premium housing scheme in East Delhi, as per the terms outlined in the scheme.

Earlier this month, the DDA introduced 1,026 premium 2 BHK flats starting at Rs 1.78 crore, developed under its Transit-Oriented Development (TOD) policy.

According to the scheme’s brochure, available on its official site, section 18.4 states, “DDA shall also not entertain complaints about the price of the flat, its design, the quality of materials used, workmanship, or any other defects.”

Allottees are prohibited from making any alterations or complaints related to the property conditions as per Regulation 19 of the DDA (Management and Disposal of Housing Estates) Regulations, 1968, according to the brochure.

There has been no immediate response from the DDA regarding this stipulation.

The construction of the flats is expected to be completed by July 2026.

Spanning 30 hectares, the East Delhi Hub is being developed as a top-tier mixed-use urban center, which will integrate residential, commercial, and civic spaces within a walkable city environment. This project is set to feature the tallest building in the national capital to date, rising to 155 meters with 48 storeys, as outlined in the project plan.

During the e-auction, winning bidders must pay 75% of the flat’s cost upfront, with the remaining 25% due by July 2026, when possession is anticipated.

The base reserve price for the flats ranges from Rs 1.78 crore to Rs 3.09 crore, with plinth areas varying from 142 sqm to 250 sqm.

The auction is scheduled to take place from December 1 to December 4.

In the meantime, the DDA’s Signature View Apartments, another premium housing project located in North Delhi, is set to be demolished and rebuilt due to significant structural issues. The buildings were constructed between 2007 and 2009 and fully allotted by 2011-12, but have since experienced considerable deterioration.
