DDA Aims to Complete Karkardooma Transit Project by Dec 2026

NEW DELHI: The Delhi Development Authority’s inaugural transit-oriented development project at Karkardooma is expected to be completed by the end of next year.

“The overall completion of the project is aimed for December 2026. The residential section will include approximately 500 units for economically weaker sections (EWS) and around 1,000 flats for middle-income groups. Currently, there is no plan for studio apartments,” stated a DDA official.

Construction of additional residential towers is underway. “Structural work is nearing completion, while finishing touches, internal services, landscaping, and acquiring statutory clearances are still in progress,” the official added.

While DDA asserts that the project is on schedule, Lieutenant Governor VK Saxena indicated in April that it would be ready in a year. In 2024, DDA mentioned the possibility of starting bookings for EWS flats from February 2024, but officials now suggest that bookings for all flats may commence simultaneously once all services are operational. Progress on other transit-oriented development projects within the city has not yet initiated.

Union Housing and Urban Affairs Minister Manohar Lal Khattar recently mentioned that the Centre is developing a policy to allow high-rise residential buildings in Delhi, aiming to connect these structures directly to metro stations via elevated walkways. The envisioned transit-oriented development in Delhi, according to DDA, aims to create vibrant, mixed-use communities around public transit stations, promoting a shift from private vehicle use to walking, cycling, and public transport.

“The Karkardooma project combines high-rise residential communities, commercial spaces, and public utilities, all with easy access to multi-modal public transport to reduce vehicle usage and alleviate congestion in the city,” another official explained.

The project emphasizes 30% green space with provisions for a multipurpose field, open gym, and landscaped areas, along with exclusive green areas for residents.

DDA has stated that precast autoclaved aerated concrete blocks are being utilized in construction instead of traditional clay blocks.

In 2015, NBCC and DDA signed a memorandum of understanding for the project, which was revised in 2019 to align with the transit-oriented development policy. Work officially commenced in September 2021.
