Commercial Plot in Noida Priced at ₹758 Crore

NOIDA: As the city’s land market heats up ahead of the anticipated launch of the airport in June, the Noida Authority is preparing to offer 35 plots in various categories, including industrial, institutional, commercial, and hotel use, with reserve prices ranging from ₹65 lakh to ₹758 crore.

Officials noted that the high-end pricing mirrors increased investor interest sparked by the Noida International Airport, which is set to commence operations on June 15.

The plot scheme will be available starting May 19, with earnest money deposits due by June 9 and the final submission deadline on June 11. “The Authority has decided to launch plots under different categories. The scheme opens on May 19, and EMD can be submitted by June 9, with the final submission date on June 11,” said CEO Krishna Karunesh.

The majority of the plots will be in the industrial sector, with 19 plots available in sectors 3, 6, 7, 9, 10, 64, 80, 162, and Phase-II. Ranging from 115 to 8,000 sqm, these plots are designated for manufacturing and processing units. Prices are set between approximately ₹24,000 and over ₹57,000 per sqm, resulting in total plot prices from ₹65 lakh to ₹18 crore.


The institutional category includes land for senior secondary schools, hospitals, nursing homes, and corporate offices. Unlike the industrial and commercial plots, these will be awarded through an interview process instead of an e-auction.

For educational institutions, the Authority has identified two plots: an 18,954 sqm site in Sector 19 priced at ₹143 crore, and another 5,230 sqm plot in Sector 42 listed at ₹21 crore. Additionally, two hospital plots are available—10,680 sqm in Sector 117 for ₹70 crore and 10,224 sqm in Sector 145 for ₹89 crore.

For nursing homes, there’s a 1,160 sqm plot in Sector 47 selling for ₹18 crore, and a 1,000 sqm plot in Sector 41 with a reserve price of ₹11 crore. Two corporate office plots of 1,950 sqm in Sector 153 are priced at ₹18.6 crore each.

The priciest offerings are in the commercial sector for plots exceeding 20,000 sqm. A 29,408 sqm plot in Sector 18 is listed at ₹758 crore, the highest reserve price in the scheme. Two additional large commercial plots—23,454 sqm in Sector 96 and 37,058 sqm in Sector 93-B—are priced at ₹401 crore and ₹547 crore, respectively.

Among smaller commercial parcels, a 10,031 sqm plot in Sector 94 is priced at ₹186 crore, while a 2,536 sqm site in Sector 18 is offered at ₹99 crore.

The Authority has also made three hotel plots available in sectors 71, 124, and 142, priced at ₹148 crore, ₹245 crore, and ₹159 crore, respectively.
