BSE Index Services, a fully owned subsidiary of BSE, launched the BSE REITs and Commercial Real Estate Index on Wednesday. This new benchmark is crafted to gauge the performance of listed real estate investment trusts (REITs) and firms heavily invested in commercial real estate.
The index features companies categorized as REITs, along with firms involved in residential and commercial projects that gain significant income from commercial real estate assets and rentals.
The BSE REITs and Commercial Real Estate Index starts with a base value of 1,000, recorded from September 2022. It is set to be reconstituted semi-annually, every March and September.
During the announcement, Ashutosh Singh, MD & CEO of BSE Index Services, noted that this index is the first to specifically target India’s income-generating real estate sector, which includes office, retail, and leasing-driven business models.
He explained that the index integrates listed REITs and companies with substantial commercial real estate assets and rental income, incorporating a 20% cap on individual constituents for diversification, making it ideal for building investable products and focused investment strategies.
BSE stated that this index can act as the foundational benchmark for exchange-traded funds (ETFs) and index funds, as well as be utilized for portfolio management services (PMS), mutual funds, and institutional portfolios.
This launch adds to BSE’s array of thematic indices amid increasing investor interest in income-generating commercial real estate assets through listed REITs and associated companies.
