PATNA: The state government has announced the removal of restrictions on the sale, purchase, and transfer of land in designated Greenfield Satellite Township areas following the final publication of their development plans. This initiative is anticipated to benefit landowners and investors while promoting oriented urban growth.
Approved by the competent authority, this decision seeks to balance urban expansion without compromising satellite township projects. Once the development plans are officially acknowledged, land transactions will be allowed within a controlled planning framework.
A press release from the urban development and housing department confirmed that it had previously prohibited land sales, transfers, and construction activities in 11 proposed Greenfield Satellite Township locations until finalization of master plans or zonal plans for Patna. On June 19, 2026, the Bihar State Housing Board was authorized to procure land directly from owners to mitigate planning process-related issues.
The government is now emphasizing the creation and official notification of master and detailed development plans for all proposed satellite townships. Once these plans are activated, land utilization, infrastructure upgrades, public facilities, and construction activities will be governed by the Bihar Urban Development Authority’s regulations.
Officials indicated that land acquisition methods, such as direct purchases and land pooling, will commence once the plans are finalized. Should authorities decide that permitting transactions post-draft plan publication will not hinder development, the Bihar Urban Development Authority might authorize land transactions even before formal notification.
The government believes this change will foster transparent land management, attract investments, and support the sustainable development of Bihar’s forthcoming satellite cities.
