HYDERABAD: The Telangana State Real Estate Regulatory Authority (TGRERA) has imposed a penalty of ₹43.7 lakh on Bhuvanteza Infra Project Private Limited, based in Banjara Hills, for unauthorized allotment of units in its ‘Tulasi Lake Front’ project located in Suraram, Medchal–Malkajgiri district. This decision was made on December 1, 2025, following two separate complaints by customers.
The first complaint was lodged by Maheshwaram Padma, a resident of Chintal, Tirumalagiri. The Authority found that the company had violated statutory regulations by allotting a flat without proper legal entitlement, misrepresenting ownership, collecting amounts without authority, and engaging in unfair trade practices, violating the Real Estate (Regulation and Development) Act.
As a result, TGRERA directed the company to pay a penalty of ₹21.8 lakh within 30 days, to be deposited in the TGRERA Fund via demand draft or online transfer. Non-compliance could lead to additional penalties.
The second complaint was filed by T Usha Rani from Chintal, Quthbullapur mandal, indicating that Block 25, from which the company allocated a flat, is not a registered block under the project, making the allotment in an unregistered project a serious violation.
The order also stated that the authority had previously classified the company as a “defaulter” in its roles as both promoter and agent. The company is forbidden from undertaking, advertising, marketing, booking, selling, or registering any new projects until it resolves all dues and complies with regulations.
In an earlier directive, RERA had instructed the company to refund the full sale amount with interest at 10.7% per annum to the complainant from January 9, 2021, until payment is made. The recent penalty of ₹21.8 lakh is also to be settled within 30 days.
