BENGALURU: The Karnataka Housing Board (KHB) has issued a public notice warning against the purchase of sites in the Suryanagar Phase-4 housing project using ‘plot selection letters.’ These transactions are deemed illegal and may result in potential fraud and financial losses.
The KHB Housing Commissioner clarified that the total area acquired consists of 1,498 acres and 39 guntas (1 acre = 40 guntas) across Indlawadi, Kadujakkanahalli, and Bagganadoddi villages in Anekal taluk, Bengaluru Urban district. This land was obtained under section 6(1) of the Land Acquisition Act for the development of Suryanagar Phase-4 residential layout.
The project is being developed through a 50:50 partnership between KHB and the landowners, with ongoing development work. Under this agreement, 50% of the developed plots will be allocated to the landowners.
In a clarification regarding documents issued to landowners, the Board stressed that a ‘symbolic plot selection letter’ merely indicates reserved plots for landowners and does not grant any rights for transfer, agreements, or site sales.
KHB officials have noted that some landowners are misusing these symbolic letters to create sale agreements and even transferring plots to the public, along with instances of fabricated selection letters being circulated, which the Board has called a severe offense.
The Housing Board advised the public to only buy sites after receiving official allotment letters from KHB, which should be followed by registration and issuance of e-Khata.
“The Karnataka Housing Board will not be held responsible for any illegal transactions, fraud, or losses encountered by the public,” the notice emphasized.
