Telangana RERA Fines Agent for Promoting Unregistered Flats


HYDERABAD: The Telangana Real Estate Regulatory Authority (TG RERA) has imposed a fine of Rs 6.17 lakh on a real estate agent for promoting an unregistered project and impersonating the builder to issue receipts to buyers.

RERA has also instructed builders, Aaditri Housing, to complete the flat and register it in the complainant’s name after clearing the mortgage, with further penalties threatened for any delays.

This case arose from a complaint by Venkata Naga Sai Gupta Chegu, a bank manager from Khammam, against Aaditri Housing Pvt. Ltd, along with agents Jakkepalli Sri Lakshmi and Jakkepalli Appa Rao.

Sai Gupta claims that he and his wife transferred over Rs 1.2 crore from 2019 to 2023 for two flats in ‘Aaditri’s Empire’. A formal sales agreement for Flat A-104 was executed in September 2023.

Upon returning from the US in 2023, they discovered that only Rs 44.9 lakh had been credited to Aaditri Housing’s account. The remaining amount was paid to the agents in various transactions and never reached the developer. Additionally, it was alleged that receipts and documents shared via WhatsApp were forged in the builder’s name.

RERA verified that Sri Lakshmi, although asserting she merely introduced the buyer, had been given identification credentials by the developer and played a significant role in facilitating the transaction.
