Delhi Development Body Seeks Builders for TOD Policy

NEW DELHI: The Delhi Development Authority (DDA) is progressing with its Transit Oriented Development (TOD) policy and has initiated the process for inviting developers, officials announced on Wednesday.

As part of the TOD policy, a designated 500-meter zone on either side of metro corridors and a 500-meter radius around rapid rail stations has been earmarked for organized development.

This initiative will allow for the development of 207 square kilometers of land that can accommodate mixed-use areas, office spaces, guest houses, and studio apartments, as per the DDA.

In a statement, the DDA said, “To effectively implement the revised TOD policy under the guidance of LG Taranjit Singh Sandhu, we have opened the application process for developer entities interested in developing land under the TOD Policy through an online building permit system.”

Officials noted that developers must first apply via the DDA’s Online Building Permit System (OBPS) for the approval of TOD plots by the TOD committee.

The DDA stated, “Any individual or developer entity wishing to develop their land must apply for approvals and pay the necessary fees at a single point, eliminating the need to separately approach service providers such as the Municipal Corporation of Delhi, Delhi Jal Board, and Delhi Fire Service.”

Following this initial application, building plans for approved TOD projects must be submitted to the DDA via OBPS.

The new policy simplifies and enhances business operations by introducing a streamlined single-window clearance system for projects through the TOD committee under the DDA vice chairman.

This policy focuses on providing affordable housing through planned development and redevelopment along the designated corridors, primarily within the 500-meter zones near metro and rapid rail stations.

“The policy offers flexibility and permits TOD development along both operational and planned metro corridors and railway stations. This will facilitate growth in alignment with new metro constructions,” the DDA added.

New affordable housing and necessary infrastructure can be developed in these planned areas, which will also promote increased metro usage and improved livability, officials mentioned.
