Mokila Plot Sale in Hyderabad Brings in ₹231 Crore for HMDA

HYDERABAD: The Hyderabad Metropolitan Development Authority (HMDA) achieved a record bid of ₹1.09 lakh per sq yard in its Mokila layout auction, conducted over two days.

This highest bid more than doubled the government-fixed upset price of ₹50,000 per sq yard, enabling the authority to collect ₹231 crore from the sale of 100 residential plots.

The HMDA carried out the e-auction in two phases, auctioning 50 plots each on Monday and Tuesday. Officials noted that while the peak bid reached ₹1.09 lakh per sq yard, the average bid was ₹75,640 per sq yard, underscoring strong demand for the layout.

The auction attracted significant participation from buyers in Hyderabad and nearby areas, showcasing a consistent market confidence in HMDA-developed layouts and a rising interest in well-planned residential communities. Officials credited the strong demand to Mokila’s prime location within the city’s rapidly expanding western corridor.

Similar strong bidding trends were observed in the eastern part of the city. In the HMDA’s Medipally layout auction, the highest bid reached ₹80,000 per sq yard, surpassing the upset price of ₹45,000 per sq yard.

Officials emphasized that the high turnout and competitive bids reinforce HMDA’s strategy of monetizing prime land parcels through transparent auction processes.
