NOIDA: The demand for land near Noida International Airport has skyrocketed, with the Yamuna Authority receiving 110,034 applications for 973 residential plots. On Thursday, a draw was held at the India Expo Centre and Mart in Greater Noida to allocate these plots. Some were specifically set aside for farmers, SC/ST communities, the disabled, and industrialists with operational units near the airport.
The allotment drive was announced by the Yamuna Authority in April, attracting applications from locals, professionals, investors, and businesses. Out of the total applications, 140 were rejected due to duplication, while 23 were voluntarily surrendered.
The draw was conducted with the oversight of an allotment committee and three retired Allahabad High Court judges, and was live-streamed on UP Doordarshan’s YouTube channel.
The most sought-after plots were the 200 square meters (sqm) category, which had 57,620 applicants for just 481 plots. Following closely were the 162 sqm plots, receiving 48,920 applications for 476. Smaller lots of 183 sqm and 184 sqm attracted 566 and 539 applications, respectively. Larger plots also saw significant interest: six plots of 223 sqm received 1,528 applications, and two plots of 290 sqm had 861 applications. These plots are located in Sectors 15-C, 18, and 24.
According to the scheme, the total premium must be paid within 60 days of receiving the allotment letter, though under special circumstances, this can be extended by an additional 30 days. Plots will be allocated on a lease for 90 years from the date of the lease deed. The application period closed on May 6.
The surge in demand for residential plots near the newly launched airport is indicative of the area’s rapid urban growth, especially following the commencement of commercial and cargo flight operations earlier this week. Officials predict that the demand for housing will increase even further in the coming months.
Shailendra Bhatia, Additional CEO of Yamuna Authority, mentioned, “The increased interest in residential plots signifies that the area is evolving into an economic and industrial hub. We intend to launch another residential scheme soon to meet this demand.”
Land prices in Yamuna City have doubled over the past decade, with the residential allotment rate rising from Rs 15,620 per sqm in 2016-17 to Rs 36,260 per sqm in 2026-27.
Shivansh Pathak, Director of the Divyansh Group real estate company, noted that the overwhelming response to the residential plot scheme reflects a broader trend beyond just real estate. “Major infrastructure projects are shaping urban expansion and investment decisions. The high number of applications for plots near Noida International Airport highlights growing confidence in the region’s economic prospects rather than merely meeting immediate housing needs.”
