HYDERABAD: The western corridor of the city, known for rapid real estate growth over the past decade, is facing a significant increase in property registration fees. From Friday, the Telangana state government’s updated land rates have been implemented, affecting both agricultural and non-agricultural land.
The steepest increases were observed in the western areas, with surrounding neighborhoods seeing hikes of 25% to 75%. Several core city areas experienced less severe adjustments, with residential zones limited to a 25% rise.
The most notable change occurred in Raidurg Panmaktha, where the price for one acre recently soared to Rs 237 crore. The registration fee has been revised from Rs 13.84 crore to Rs 24.22 crore per acre. Madhapur and Khajaguda have also been set at the same rate. In prime locations such as Mindspace, Hi-Tec City Road, Shilpa Layout Flyover, and the NH Bombay area, plot rates are now Rs 78,600 per sq yard, while residential land is priced at Rs 48,300 per sq yard.
Officials explained that the government has standardized the rates into two or three brackets to minimize confusion. The core urban area is classified into three categories: rapidly developing, developing, and no-development zones. Even in high-growth areas like Raidurg, distinct rates have been established for commercial main roads and residential pockets.
In the IT corridor and nearby regions—Gachibowli, Guttala Begumpet, Raidurg Paigah, Nanakramguda, and Izzatnagar—land prices have surged from Rs 11-13 crore per acre to Rs 19-20 crore. Rates in Chandanagar and Taranagar have jumped from Rs 6.79 crore to Rs 11 crore per acre.
Kokapet has seen substantial increases, with values rising from Rs 2-4 crore to Rs 6.82 crore per acre along key roads like the Golden Mile and Rajpushpa Project Road. Here, plot rates vary from Rs 27,000 to Rs 47,600 per sq yard, while flat prices have been adjusted to Rs 6,600 and Rs 2,700 per sq ft.
Narsingi’s prices are comparable to Kokapet, with plot rates ranging between Rs 27,000 and Rs 47,600 per sq yard. A senior official from the registration and stamps department stated that registration costs for ground-floor flats in areas like Rangareddy, Serilingampally, and Kukatpally have been reduced from Rs 7,300 to Rs 6,600 per sq ft for commercial properties.
In contrast, rates in densely populated city areas remain unchanged. In Banjara Hills, residential flats hold steady at Rs 4,500 per sq ft, while Film Nagar remains at Rs 4,800. Commercial property prices have increased from Rs 7,600 to Rs 8,400 per sq ft.
No revisions have been made in other areas, including Himayatnagar, Hyderguda, Chikkadpally, and many neighborhoods across Hyderabad and Secunderabad.
