Realty developers such as Adani Properties, Reliance 4IR, Lodha Developers, and JSW Realty & Infrastructure have placed bids to redevelop three significant housing colonies covering over 206 prime acres in Mumbai’s key neighborhoods: Worli, Bandra Reclamation, and Andheri West.
The Maharashtra Housing and Area Development Authority (MHADA) opened technical bids for these projects on Tuesday, covering 98.27 acres at Bandra Reclamation, 73.89 acres at Sardar Vallabhbhai Patel (SVP) Nagar in Andheri West, and 34.33 acres at Adarsh Nagar in Worli.
On April 8, the Mumbai Housing and Area Development Board, a unit of MHADA, issued tenders to appoint construction and development agencies (C&DA) for these three cluster redevelopment projects. The bid submission deadline was May 18.
For the Adarsh Nagar-Worli project, bidders included Adani Properties, Lodha Developers, and JSW Realty & Infrastructure.
In the Bandra Reclamation project, Lodha Developers, Adani Properties, and JSW Realty & Infrastructure participated.
For the SVP Nagar redevelopment project in Andheri West, bids were submitted by Reliance 4IR Realty Development, Adani Properties, and Hanura Realty.
These technical bids will be evaluated based on criteria such as financial capability, past project experience, and other eligibility norms. Financial bids from technically qualified bidders will be opened later, and the developer with the most competitive offer will be chosen.
The projects follow MHADA’s C&DA model, whereby developers handle rehabilitation and redevelopment for current residents while monetizing sections through free-sale components.
MHADA has stated that all three projects will provide rental compensation during the transition period and corpus funds for maintenance support for eligible residents.
The authority aims to enhance living conditions through modern housing, improved civic infrastructure, and planned urban development. Residents of older colonies built decades ago are expected to benefit from safer, more spacious homes with enhanced amenities.
Currently, MHADA oversees 11 major redevelopment projects under the C&DA system across Mumbai, encompassing nearly 925 acres and expected to assist around 80,747 residents.
The authority anticipates these projects will significantly contribute to transforming Mumbai’s urban landscape through modern infrastructure, improved urban layouts, green spaces, parking facilities, and sustainable planning.
Cluster redevelopment has become a favored urban renewal strategy in Mumbai, especially for aging residential areas facing structural issues, poor infrastructure, and limited open spaces. The participation of major developers in the recent bidding round indicates ongoing interest in large-scale redevelopment opportunities in the city.
