MahaRERA Approves 10,000+ Housing Projects in FY26


NAGPUR: The Maharashtra Real Estate Regulatory Authority (MahaRera) has approved 10,379 housing projects for the financial year 2025-26, highlighting its regulatory oversight and boosting the state’s real estate sector. This included 4,204 new project registrations, modifications in 2,488 projects, and timeline extensions for 3,687 developments, signaling both growth and compliance within the industry.

According to the regulatory authority, these approvals align with ongoing efforts to enhance transparency and adherence to the Real Estate (Regulation and Development) Act, 2016. This act requires developers to receive MahaRera’s clearance for any changes or extensions beyond the initially sanctioned plans. Securing these approvals is deemed “essential for maintaining project validity and ensuring timely completion,” as non-compliance can lead to projects being labeled as lapsed.

Regionally, the Mumbai Metropolitan Region (MMR) led with 5,494 approved projects, followed by the Pune region with 3,566. Vidarbha contributed 563 projects, Khandesh 520, and Marathwada 203, demonstrating varied but extensive real estate activity throughout Maharashtra.

On a district level, Pune topped with 3,150 projects, followed by Thane (1,714), Mumbai Suburban (1,696), and Raigad (939). Palghar had 568 projects, while Nagpur reported 474, as part of Vidarbha’s total. Additionally, Nashik had 454 projects, Mumbai City 375, Sambhaji Nagar 155, and both Kolhapur and Satara recorded 145 each, with Ratnagiri at 134.

Officials noted that developers must provide clear completion timelines upon registration, and any delays require formal approval for extensions. “Securing MahaRera’s permission for corrections and extensions is vital from the homebuyers’ perspective,” the authority emphasized, underscoring its commitment to consumer protection.

The press release attributed the high number of approvals to thorough scrutiny and efficient processes within the registration department, ensuring that only projects meeting legal, technical, and financial standards receive clearance. This data reflects both persistent demand and stricter regulatory measures, significantly impacting Maharashtra’s real estate landscape.
