New FY27 Circle Rates Effective in Gurugram


GURUGRAM: Starting Thursday, new circle rates for residential, commercial, and agricultural properties are now in effect. Property transactions will adhere to these updated rates from Friday onward.

The revised rates have seen an increase of 15% to 30%, with some areas experiencing hikes up to 75%, as reported by officials.

Gurgaon Deputy Commissioner Ajay Kumar noted that the revision of circle rates was based on current market rates, development speed, and infrastructure availability in the respective areas.

“Approximately 51% of various tehsil areas in the district will see no changes in circle rates. Conversely, around 11% of rapidly developing areas with higher market values have experienced a maximum increase of up to 75% in collector rates,” stated the DC.

This increase was informed by an analysis of registry (sale deed) data recorded over the previous financial year to ensure alignment with actual market conditions.

“The circle rate is crucial for land transactions, providing both transparency and aiding revenue collection. Prior to finalizing the collector rates, a comprehensive survey, market research, and local conditions assessment are conducted by the value committee, followed by approvals from the revenue department and state government,” Kumar explained.

Kumar instructed all revenue officials to ensure that the public is informed about the new collector rates in their respective areas and to strictly adhere to required protocols during the registration process. He also emphasized the need for immediate action in cases of any irregularities or discrepancies.
